Tale of the Sale: The Roofer Who Became the Buyer

Sometimes the right buyer isn't scrolling listings online. Sometimes they're standing on your roof with a tape measure.

The day I took the listing for 826 C Street, it was clear the roof needed a full replacement. That's not unusual. It just means getting ahead of it. So I did what I always do and called my local roofer, someone I refer regularly and trust completely, to ask if he could come out for a quote.

He came out on a Sunday.

We were still at the listing appointment when he arrived. He walked the roof, assessed the situation, and then said something none of us expected. Based on the price and what he was seeing, he was interested in buying the home.

Within a day, we were under contract.


The home never hit the market. No public listing, no showings, no open houses. Just a phone call to the right person at the right moment.

When he confirmed he wanted to move forward, he asked me to work with both sides as transaction broker, since I was the one who had brought him out to the property in the first place. It was a natural fit, and it came together cleanly.

That's the value of building real relationships with local contractors and vendors over time. They're not just people you call when something needs fixing. They're part of a network that shows up in ways you don't always anticipate. This sale happened because of trust built long before that Sunday afternoon.
