Tale of the Sale: Straight Talk Gets It Done

Some sellers come to you already prepared. This one just needed the right conversation to get there.

The owner of a ranch on County Road 145 emailed me to ask if I'd come talk to him about listing. He'd been following my marketing, liked the reach on social media and the way listings were presented, and wanted to know if I'd help him sell.

I went out to the property and we sat down for a long conversation about his goals, his timeline and what the home needed before it was ready for photos. There was a list, and he didn't flinch. He just got to work.

Two weeks later, I came back and every item we'd discussed was done. We took photos and the home went on the market.

The response was strong: plenty of showings and a lot of genuine interest, and eventually the right buyer came along. I'd be leaving part of the story out if I didn't mention the speed bumps, though. Transactions on properties like this rarely go in a perfectly straight line, and this one was no exception.

What made the difference was the seller. He had already decided to move on, and he was committed to seeing it through. Every time we hit a snag, we had a frank conversation about what it meant and what our options were. No dancing around it and no pressure, just honest dialogue about how to navigate it. And every time, he was willing to do what needed to be done.

That's what gets deals closed. Not perfect conditions, but a seller who trusts the process and a relationship strong enough to handle the hard conversations.

He and his wife are genuinely lovely people, and working with them was a pleasure from start to finish. The buyer is thrilled with the property, and the sellers are on to their next chapter.
