The Real Deal: Should You Buy or Sell During the Holidays?

Every year around this time, I hear the same question: "Should we just wait until spring?"

It's a fair question. The holidays are busy, the days are short and real estate can feel like one more thing on an already full plate. But waiting isn't automatically the smart move, and neither is rushing. Here's how I think about it.

The Short Answer
The best time to buy or sell is when it makes sense for your life, your finances and your goals. The calendar matters, but it isn't the whole story.

That said, the holiday season does have its own personality, and it helps to understand it.

Who's Actually Out Looking in November and December
The buyers who are out this time of year are usually serious. People don't tour homes during the holidays for fun. They're relocating for work, trying to close before year end, settling an estate or finally ready after watching the market for months.

That often means fewer casual lookers and more motivated conversations.

Selling During the Holidays
What works in your favor:

  • The buyers you do see tend to be motivated

  • There's often less competition from other listings than in spring and summer

  • A warm, well-kept home can really shine against a winter backdrop

What to plan for:

  • Fewer showings overall, and scheduling around family plans and travel

  • Weather, snow removal and shorter days

  • Holiday closures that can stretch lender, title and appraisal timelines

If you list this time of year, keep decorations festive but simple, stay flexible on showings, and make sure your photos show the home at its best. It's fine to use great warm-season photos alongside current ones.

Buying During the Holidays
What works in your favor:

  • Less competition can mean more room to negotiate

  • Sellers who list now are often motivated too

  • You get to see how a home handles winter before you commit

What to plan for:

  • Fewer homes to choose from than in peak season

  • Getting pre-approved early, since offices slow down around the holidays

  • Building a realistic closing date that accounts for time off

So, Should You Wait Until Spring?
Spring usually brings more listings and more buyers. That means more choice, and also more competition. For some people, waiting is exactly right. For others, it just means making the same decision later, with more people in the mix.

A few questions worth asking yourself:

  • Is anything in your life pushing the timing, like a job, family or a lease?

  • Are you financially ready now?

  • If you're selling, is your home ready, or would a few months of prep help?

  • If you're buying, is there a specific property or area you're watching?

There's no universally right season. There's only the right timing for you. If you're weighing whether to move now or wait, let's chat. I'll give you an honest read on what makes sense for your situation, even if the answer is "wait."
