Tale of the Sale - When the Timing Finally Lined Up on County Road 45

Some sales happen quickly. Others take a little patience — and a lot of trust.

A few years ago, the seller of 13564 County Road 45 in Coaldale reached out, ready to list his home. We put it on the market, but it became clear that it just wasn’t the right time. For a variety of reasons, the home didn’t sell, and eventually we made the decision to take it off the market.

And then, years later, my phone rang again.

This time, he was ready.

The market had shifted, his timing had changed, and he was open to making a few thoughtful improvements before listing again. Nothing major — just smart, strategic updates. He had the home professionally cleaned, painted the bedrooms and living room, and did some light cosmetic cleanup outside. He listened closely, trusted the process, and put in the work where it mattered.

Once the buyers for County Road 45 completed their inspections and finalized their plans, everything aligned. All that remained was coordinating dates — lining up the dominoes so everyone could move smoothly and, ideally, be settled before Christmas.

And that’s exactly what happened.

Three families. Three new chapters. All before the holidays.

One family moved out of state, happy and ready for what came next. The buyers of County Road 45 were thrilled — and the seller went above and beyond, leaving a full tank of propane, some requested furniture at no cost, and even installing a brand-new water heater. On the buying side, he asked for nothing in return. He was generous, gracious, and genuinely one of the best clients I’ve had the privilege of working with.

In the end, he sold his home for more than he had years earlier, used those funds to purchase his new home in Poncha Springs, and stepped confidently into a new season of life.

Win, win, win — for all three families involved.
